V-Box runs two self storage facilities in Ho Chi Minh City with 353 units across 8,349 m² of floor space. Every price on this page includes VAT, every unit is 2.5 m high, and every contract comes with a full VAT invoice. There are three tiers to choose from: personal and mid-size units from 4.5 m² to 72 m², custom rooms of 100–300 m², and three large business units of 380 m², 565 m² and 700 m² — the largest true self storage units in the city.
Which facility suits you depends mostly on where you are. V-Box Phuoc Long opened on 13 August 2021 as our first facility and holds 262 units in Phuoc Long Ward, about ten minutes from Thao Dien. V-Box Cat Lai opened on 15 September 2025 as our second facility and holds 91 units in Cat Lai Ward, Thu Duc (former District 2), with access lanes wide enough for container trucks.
Standard units are dry, ventilated, individually locked rooms with a digital lock you set yourself. They fit household goods, business inventory, documents, seasonal stock and furniture. Prices below are per month and include VAT.

From 15.5 m² upward the rate settles at roughly 300,000₫ per m² per month, so a larger room costs proportionally less per square metre than a small locker. Climate-controlled rooms hold below 25°C and below 55% relative humidity year-round, which matters in a city where outdoor humidity regularly passes 80%. They are priced at a flat 400,000₫ per m² per month including VAT.

Between our standard units and our largest business units sits a middle tier: custom rooms of 100 to 300 m², available only at V-Box Cat Lai, at approximately 270,000₫ per m² per month. We build the partition walls to your footprint rather than fitting you into a fixed size.
This tier suits companies that have outgrown a 30 m² unit but do not want a full warehouse lease with its deposit, fit-out cost and multi-year commitment. Typical tenants are e-commerce sellers consolidating stock before peak season, distributors holding a few months of inventory, and companies archiving records after an office move. Because these rooms are built to order, pricing and availability are quoted individually — request a quote and we will confirm what is free.
V-Box Cat Lai holds three large business units — 380 m², 565 m² and 700 m². These are the largest true self storage units in Ho Chi Minh City: self-contained, individually secured rooms you hold the key to, not shared floor space in a third-party warehouse.
What makes them workable for business stock is the access. The site was laid out so container trucks can reach the loading area without a shuttle transfer, the floors are reinforced for heavy palletised loads, and corridors are wide enough for pallet jacks and trolleys. Access runs 6:00 to 22:00 daily, so an evening delivery does not have to wait until the next morning.
B2B offer: corporate customers who pay 12 months upfront receive a 2% discount. Every contract issues a full VAT invoice, which means the rent is a deductible business expense rather than an unreceipted cost. For companies renting several units at once, or combining a large unit with climate-controlled space, we quote the package rather than the line items.
The businesses that use this tier tend to fall into a few groups: construction material distributors who need floor loading and container access, e-commerce and retail operations warehousing inventory between shipments, furniture and interiors companies holding display stock, and firms storing equipment between projects. Security is layered rather than relying on a single measure. Across the two sites there are 59 cameras — 32 at Phuoc Long and 27 at Cat Lai — covering every corridor and both offices. Each unit has its own digital lock that only you set, and Ngay & Dem guards rotate across two shifts every 24 hours. Practical details are the same at both locations: access 6:00 to 22:00 every day, trolleys and pallet jacks free to use, English and Vietnamese spoken at both offices, and no charge to view a unit before you decide. If you only need to store a few boxes rather than a whole room, shared storage is priced per box instead.

No. Rent is the only recurring charge. There is no admin fee, no mandatory insurance purchase, no charge for trolleys or pallet jacks, and no charge for access during opening hours. Optional extras such as transport or packing materials are quoted separately before you agree to them.
One month. There is no multi-year lock-in, which is the main practical difference between self storage and a warehouse lease. Most personal customers start with one or two months and extend as needed.

The entry price is identical — 4.5 m² is 1,460,000₫ per month at both, and climate-controlled space is 400,000₫ per m² at both. The size ranges differ: Phuoc Long tops out around 14.7 m² and has more climate-controlled options, while Cat Lai runs up to 72 m² and holds all the custom and large business units.
A deposit is held for the duration of the contract and returned when you move out and the unit is left clear. The amount depends on unit size and contract length; our staff confirm the exact figure in writing before you sign, along with the full terms.
